A leaking water heater ranges from a 5-minute fix to "replace it now." The location of the leak tells you which. Here is how to find the source and what each one means.

First: Shut Off Power and Water if It Is Serious

For a significant leak, turn off the cold-water supply valve at the top of the tank, and cut power (gas to "off", or the breaker for electric). This stops it getting worse while you diagnose.

Leak From the Top / Fittings

Water at the top is usually a loose cold or hot water connection, or a failing fitting. These are often fixable by tightening or replacing the connector — the good news scenario.

Leak From the T&P Relief Valve

The temperature & pressure relief valve (with a discharge tube running down) can drip if the tank pressure or temperature is too high, or if the valve itself is failing. Lower the thermostat to 120°F; if it keeps discharging, the T&P valve or an expansion-tank issue needs attention.

Leak From the Drain Valve

A drip from the drain valve at the bottom-front is common and usually just means the valve is not fully closed or its washer is worn. Tightening it or replacing the drain valve fixes it.

Leak From the Bottom of the Tank

Water pooling under the tank with no visible source above usually means the inner tank has corroded through. This cannot be repaired — the heater needs replacement. If your tank is 8-12+ years old and leaking from the bottom, plan to replace it.
